Terms and Conditions

These General Terms and Conditions apply exclusively to booking a stay at Oikos Filon.

Guests must have a fixed place of residence or stay.

Duration of the stay: The tenant reserves a stay for a specific period, as indicated in the reservation document and invoice. Upon completion of this period, the tenant cannot claim a continuation of the stay.

The minimum stay is 1 night.

• Arrival and departure: The tenant is expected to arrive on the day indicated on the reservation document, at the time specified on the Oikos Filon website. In case of early or late arrival, the tenant should inform the owner. Check-in is possible from 12:00 to 16:00, other check-in times are possible by appointment; check-out should take place between 07:00 and 10:00, unless otherwise agreed. In case of early departure, no refund will be given.

Capacity: The agreement applies to the number of people stated on the reservation document. If the number of guests exceeds this number, the owner has the right to refuse additional persons. This refusal is not considered a modification or termination of the agreement; no refund will be made in such a case.

The main booker must be at least 18 years old.

• Use of the spaces: Guests are required to use the spaces carefully and in accordance with their intended purpose, leaving the accommodation in good condition.

Parking: Vehicles can be parked on the public road or in the designated parking areas. Parking is always at your own risk.

We reserve the right to refuse a reservation.

2. Rates

The rates mentioned apply to the entire apartment, per night, for 1 to 3 people.

The rates include the use of water, electricity, air conditioning and bed linen. Guests are requested to use energy and water ecologically.

The rates exclude the Climate Crisis Resilience Fee: a levy designed to finance efforts to address climate change and natural disasters.

This tax applies nationwide and to all types of accommodations: hotels, villas, apartments, and holiday rentals. It is paid by the renter to the owner, who then forwards it to the competent authority. The levy and the amount of the levy are determined by the Greek government and are calculated per night for the entire property. 2027: €8,-.

The rates are exclusive of final cleaning costs.

The rates are exclusive of any costs for cancellation or travel insurance. We strongly advise you to take out both insurances.

All rates are subject to change.

3. Booking and Confirmation

The booking is confirmed in writing by e-mail.

Upon receipt of your reservation request, we, Oikos Filon, will send a confirmation and an invoice with the corresponding payment deadline. The reservation is only final once the payment has been made within the specified period.

4. Payment

The deposit amounts to 40% of the total stay amount and must be paid within 5 days, stating the booking number. The reservation is only final upon receipt of the deposit.

The remaining amount must be paid no later than 30 days before arrival.

If the reservation takes place within 30 days before arrival, the full amount must be paid immediately.

5. Force Majeure

In the event of force majeure, whether temporary or permanent, Oikos Filon may terminate or postpone the agreement in whole or in part. In such a case, the tenant cannot claim performance or compensation. Of course, the owners of Oikos Filon will contact you at all times.

6. Damage and liability

The tenant is liable for all damage caused by him or his companions. Travel or liability insurance is recommended.

Children should be supervised at all times.

Damage must be reported to the owner immediately.

In the event of lost keys, replacement costs will be charged.

The owner is not liable for disruptions in utilities or construction work in the area.

The liability of Oikos Filon is limited to the maximum amount that the insurer pays out.

In the event of a breach of these terms and conditions or inappropriate behaviour, the owner may refuse access to the accommodation without refund.
