Terms and Conditions

• These General Terms and Conditions apply exclusively to booking a stay at Oikos Filon.

• Guests must have a fixed place of residence or stay.

• Length of stay: The tenant reserves a stay for a specific period, as stated on the reservation document and invoice. Upon expiration of this period, the tenant may not claim continuation of the stay.

• The minimum duration of the stay is 2 nights.

• Arrival and departure: The tenant must arrive on the day indicated on the reservation document, at the time specified on the Oikos Filon website. In case of early or late arrival, the tenant should inform the owner. Check-in is possible from 12:00 to 20:00; check-out should occur between 07:00 and 10:00, unless otherwise agreed. There will be no refund in case of early departure.

• Capacity: The agreement applies to the number of people stated on the reservation document. If the number of guests exceeds this limit, the owner has the right to refuse extra persons. This refusal is not considered a modification or termination of the agreement; no refund will be issued in such cases.

• The main booker must be at least 25 years old.

• Use of spaces: Guests should use the spaces carefully and according to their intended purpose, leaving the accommodation in good condition.

• Parking: Vehicles can be parked on the public road or designated parking areas. Parking is always at the tenant's own risk.

• We reserve the right to refuse a reservation.

2. Rates

• The stated rates apply to the entire property, per night, for 1 to 3 people.

• The rates include the use of water, electricity, air conditioning, and bed linen. Guests are requested to use energy and water ecologically.

• The rates do not include the Climate Crisis Resilience Fee: a charge designed to finance efforts to address climate change and natural disasters.

This tax applies nationwide to all types of accommodations: hotels, villas, apartments, and vacation rentals. It is paid by the tenant to the owner, who then remits it to the competent authority. The fee and its amount are determined by the Greek government and calculated for the entire property per night. 2026: €8,-.

• The rates do not include the Transient Occupancy Tax. This local accommodation tax (tourist tax) is paid by the tenant to the owner, who then remits it to the competent authority. The fee and its amount are determined by the Greek government and calculated for the entire property per night. 2026: 0.50% of the total stay costs.

• The rates do not include final cleaning costs.

• The rates do not include any costs for cancellation or travel insurance. We strongly advise taking out both types of insurance.

• All rates are subject to change.

3. Reservation and Confirmation

• The booking will be confirmed in writing by email.

• Upon receipt of your reservation request, Oikos Filon will send you a confirmation and an invoice with the corresponding payment deadline. The reservation is only final once payment has been made within the specified period.

• Our reservation confirmations refer to these General Terms and Conditions.

4. Payment

• The deposit amounts to 40% of the total stay amount and must be paid within 5 days, stating the booking number. The reservation is only final upon receipt of the deposit.

• The remaining balance must be paid no later than 30 days before arrival.

• If the reservation is made within 30 days of arrival, the full amount must be transferred immediately.

• The deposit and remaining balance can be transferred to:

5. Force Majeure

• If force majeure occurs, temporarily or permanently, Oikos Filon may wholly or partially terminate or postpone the agreement. In such cases, the tenant has no right to performance or compensation. Of course, the owners of Oikos Filon will always contact you.

6. Damage and Liability

• The tenant is liable for all damage caused by them or their party. Travel or liability insurance is recommended.

• Children must be supervised at all times.

• Any damage should be immediately reported to the owner.

• In case of lost keys, replacement costs will be charged.

• The owner is not liable for disruptions in utilities or construction work in the area.

• Oikos Filon's liability is limited to the maximum amount paid out by the insurer.

• In case of violation of these terms or inappropriate behavior, the owner may refuse access to the accommodation without refund.
